At Land Survey Solutions we offer a full range of surveying services. Services include but are not limited to Boundary Surveys, Topographical Surveys, Minor Subdivision Plats, As-built Surveys, Residential Lot Surveys, ALTA/NSPS Surveys, Elevation Certificates, Aerial Drone Surveys, & Construction Staking.
BOUNDARY SURVEY
A typical boundary survey will give the client a clear understanding of the location of their property lines. The boundary plat will show any encroachments, easements on record, permanent structures, and access to the property.
TOPOGRAPHIC SURVEY
A typical topographic survey is performed to show changes in elevation on a given property. Elevation changes are depicted by contour lines and spot elevations. The survey plat will show all improvements, wet utilities with invert elevations, and natural features such as creeks or streams.
MINOR SUBDIVISION / LOT RECONFIGURATION
This type of survey is necessary to divide a larger parcel of land into several smaller parcels. Most municipalities limit divisions to 3 to 5 parcels. The survey plat will have much of the same elements as a Boundary Survey.
AS-BUILT SURVEY
As-built Surveys are generally done after construction has been completed. The purpose of this type of survey is to show the finished construction and infrastructure will function as designed by the project engineer. As-built Surveys are often required by local municipalities before the final certificate of occupancy is issued.
RESIDENTIAL LOT SURVEY
Residential Lot Surveys are often requested by home owners to identify their property boundaries and corners. This type of survey is extremely useful when constructing a new fence, shed, or landscaping features. Most municipalities will require this type of survey before a permit is issued for an addition, pool, deck, ect.
ALTA / NSPS SURVEY
ALTA / NSPS Surveys are the most comprehensive type of survey. They include aspects of Boundary & Topographic Surveys as well as a legal description of the parcel(s). ALTA / NSPS surveys must meet strict requirements set forth by the American Land Title Association & National Society of Professional Surveyors. These types of surveys are often required by lending institutions before a loan will be given.
ELEVATION CERTIFICATE
Clients often request an Elevation Certificate due to changes in F.E.M.A. floodplain mapping or prior to a mortgage loan. Elevation Certificates aid homeowners to stay in compliance with floodplain regulations and help lower the cost of flood insurance coverage. Click link below for further information.
DRONE SURVEY
Drone technology has proven to be a very efficient and effective way to aid in survey mapping. Drones can capture large areas in a fraction of the time it would take to do a conventional survey. Drone technology can be incorporated into most all other types of surveys in order to save the client time and money!
CONSTRUCTION LAYOUT
Construction Layout can often be very tedious and much attention to detail and proper care must be taken. With Land Survey Solutions you will have a licensed surveyor on site at all time to ensure your project is accurate, on time, and on budget!
